Design & Build

The majority of our projects are design and build. Most clients prefer to deal with a single party for the whole process. From design, construction drawings, procurement, submission to authorities, project management, documentation, quality control, and styling all up to handover.

We are also happy to work with your preferred contractors to ensure our designs are carried through to execution.

Concept

Once we are engaged on a project we conduct a thorough client briefing and site inspection. We take the time to get to know your style and goals for the project considering function, aesthetics, and budget. Space planning plays a crucial part before we proceed further.

We then establish a strong concept covering design philosophy, intent, customisation, as well as individualisation for each project. At the end of this phase we provide you with a visual direction for the look and feel using a selection of images and renderings of our ideas and finishes. 

Design Development

We ensure all concepts are achievable through Design Development which involves finalising design direction with the client's feedback, estimated costing with the quantity surveyor and technical issues with the nominated builder.

We then finalise plan drawings and develop schedules with details on all finishes, fixtures, fittings and equipment.

Documentation

We are committed to providing our clients with comprehensive documentation for tender and construction purposes. This documentation includes detailed drawings, finishes schedules, fixtures, fittings and equipment schedules, along with scope of works.

Project Management

Our team will then work with you to develop a project plan. We will liase with all stakeholders throughout the project to ensure that the project stays on track.

Tenders are requested and analysed for client's review. We provide advice and support to ensure the price and proposed design outcome meets the expectations of all parties. Once contractors are approved and appointed, we provide assistance through the construction process to ensure the outcome is as designed. We liaise with trades and consultants, review shop drawings, and respond to queries as required.

We schedule regular site checks, and can arrange additional visits at your request.

Curation

We also provide a curation service where finishes, fittings, lighting, and furnishings are meticulously selected and procured. From planning of layouts, through to selection of individual pieces and materials, we can also customise furniture to suit the interior.

We provide a list of items to complete the space along with a schedule listing product name, supplier, size, finish, price and lead-time. We will then place orders, procure items and schedule delivery. We can include accessories and artworks in this curatorial process, upon your request.

Exteriors

Not confined to interiors, our experience extends to the building as a whole. We believe in the continuity between exterior and interior design for a seamless transition of every building. Through the consideration of light, ventilation and space, complex issues are resolved with harmonious solutions.

We offer a full range of in-house architectural services including contract documentation and submission to Authorities. Our advisory services also extend to landscape and signage design.
